Not every price has a market."},"content":{"rendered":"<p class=\"wp-block-paragraph\">A property can always be assigned a price.<br \/>\nThat does not mean that this price can be achieved in the market.<\/p>\n<p class=\"wp-block-paragraph\">Price expectations arise for different reasons.<br \/>\nThey may be derived from expectations, financing requirements, previous market phases, balance sheet assumptions or strategic considerations.<\/p>\n<p class=\"wp-block-paragraph\">The market does not automatically follow these expectations.<\/p>\n<p class=\"wp-block-paragraph\">The decisive question is whether a price is supported by demand, income, risk, condition, location, and financing. A price only becomes relevant when there is a resilient buyer base for it. <\/p>\n<p class=\"wp-block-paragraph\">Every property therefore has a calculation side.<br \/>\nIt also has a market side.<\/p>\n<p class=\"wp-block-paragraph\">The calculation side shows which price is desired, calculated or intended to be justified. The market side shows whether this price can actually be placed under current conditions. <\/p>\n<p class=\"wp-block-paragraph\">For investment properties, this distinction is essential.<br \/>\nCapital does not only examine the property. It examines the assumptions behind the price. <\/p>\n<p class=\"wp-block-paragraph\">Rents must be sustainable.<br \/>\nRisks must be priced in.<br \/>\nFinancing must be viable.<br \/>\nThe exit must remain plausible.<\/p>\n<p class=\"wp-block-paragraph\">A price that is too high does not make a good property better.<br \/>\nIt only makes it harder to place.<\/p>\n<p class=\"wp-block-paragraph\">Marketability arises where property, price, and demand align. If this connection is missing, the price remains a number.
