Its stability is decisive."},"content":{"rendered":"<p>Income is a central basis of real estate value.<\/p>\n<p>Its amount alone, however, is not sufficient.<\/p>\n<p>High income can appear attractive.<\/p>\n<p>At the same time, it can be associated with significant risks.<\/p>\n<p>Income quality describes how sustainable, market-aligned, and economically resilient a property&#8217;s income is. The decisive factor is not only the currently reported income. What matters is whether it can be generated over the long term and maintained under changing market conditions.  <\/p>\n<p>For investment properties, income quality depends on several factors.<\/p>\n<p>The tenant&#8217;s creditworthiness must be reliable.<br \/>\nThe remaining lease term must be assessed.<br \/>\nThe contractual rent must reflect the market.<br \/>\nVacancy and default risks must be considered.<br \/>\nCapital expenditure requirements must be assessed realistically.<br \/>\nAlternative use potential must be available.<br \/>\nReletting must remain fundamentally feasible.<\/p>\n<p>High income is not automatically stable income.<\/p>\n<p>A rent above market level can increase current cash flow. At the same time, it can increase the risk of a future rent adjustment or an extended period of vacancy. <\/p>\n<p>A long lease term can provide security.
