Closing capability decides."},"content":{"rendered":"<p>A sales process often begins with interest.<\/p>\n<p>This does not yet create resilient demand.<\/p>\n<p>An interested party can request documents.<br \/>\nThey can hold discussions.<br \/>\nThey can begin an initial review.<br \/>\nA process can appear active.<\/p>\n<p>Closing capability is decisive.<\/p>\n<p>The buyer pool does not merely describe the number of potential acquirers. The decisive factor is whether these acquirers can actually execute a purchase. <\/p>\n<p>For investment properties, non-binding interest is not enough.<\/p>\n<p>A resilient buyer pool must be capital-strong.<br \/>\nFinancing must be feasible.<br \/>\nThe strategy must fit the property.<br \/>\nRisks must be understood.<br \/>\nDecision-making processes must be resilient.<br \/>\nThe purchase agreement must be executable.<\/p>\n<p>Many market participants can review.<\/p>\n<p>Not every interested party is demand.<br \/>\nNot every inquiry increases the probability of closing.<br \/>\nNot every review process leads to a closing.<\/p>\n<p>A property can generate many interested parties.<\/p>\n<p>This says little about actual market demand.<\/p>\n<p>Especially in high-volume investment properties, the breadth of the buyer pool alone is not decisive. The decisive question is whether closing-capable buyers are in the process. <\/p>\n<p>Capital-strong buyers review differently.<br \/>\nCommittee-capable buyers decide differently.<br \/>\nFinancing-capable buyers negotiate differently.<br \/>\nClosing-capable buyers conduct processes differently.<\/p>\n<p>A broad buyer pool can be weak if no party is executable.<\/p>\n<p>A narrow buyer pool can be strong if only a few parties are serious, capital-strong and decision-capable.<\/p>\n<p>For sellers, this distinction is essential.<\/p>\n<p>Not every demand supports the price.<br \/>\nNot every interested party creates a market.<br \/>\nNot every review leads to execution.<\/p>\n<p>The market is not confirmed by non-binding interest.
