Execution decides."},"content":{"rendered":"<p>A transaction often begins with interest.<br \/>\nThis does not yet create a closing.<\/p>\n<p>A buyer can show interest.<br \/>\nA seller can be willing to negotiate.<br \/>\nA process can appear structured.<\/p>\n<p>Execution is decisive.<\/p>\n<p>Transaction capability means that a property, a price, and a sales process are actually executable. The decisive factor is not only the intention. The decisive factor is whether scrutiny, financing, committee approval, contract structure, and execution align.  <\/p>\n<p>For investment properties, non-binding demand is not enough.<br \/>\nA resilient buyer must actually be able to support the transaction.<\/p>\n<p>Financing must be feasible.<br \/>\nThe assumptions must be reviewable.<br \/>\nRisks must be priced in.<br \/>\nDecision-making processes must be resilient.<br \/>\nThe purchase agreement must be executable.<\/p>\n<p>A property can be attractive.<br \/>\nThe location can be strong.<br \/>\nThe income can be plausible.<\/p>\n<p>A transaction does not automatically result from this.<\/p>\n<p>Especially in high-volume investment properties, interest in the property alone is not decisive. The decisive question is whether the entire process can carry through to execution. <\/p>\n<p>Buyers examine the property, income, risk, financing, and exit capability.<br \/>\nFinanciers examine debt service capacity, mortgage lending value, lease quality and risk structure.<br \/>\nCommittees examine viability, strategy, and capital commitment.<\/p>\n<p>Each of these levels can strengthen a transaction.<br \/>\nEach of these levels can prevent a transaction.<\/p>\n<p>Intention, therefore, remains non-binding as long as it is not executable.<\/p>\n<p>A sales process is only resilient when it not only creates demand but also carries it through to closing. The market is not confirmed by discussions.
