The market has a quality problem."},"content":{"rendered":"<p data-start=\"96\" data-end=\"190\">Capital is still available in the real estate market.<br data-start=\"149\" data-end=\"152\" \/>It is being deployed more selectively.<\/p>\n<p data-start=\"192\" data-end=\"381\">Many market participants refer to a lack of liquidity. In many cases, the problem is not a lack of capital. It lies in the quality of the properties, projects and assumptions being offered.<\/p>\n<p data-start=\"383\" data-end=\"467\">Capital does not follow every opportunity.<br data-start=\"425\" data-end=\"428\" \/>Capital follows resilient fundamentals.<\/p>\n<p data-start=\"469\" data-end=\"693\">What matters are sustainable income, marketable rents, a plausible property condition, manageable risks, viable financing and realistic exit capability. These factors determine whether an investment is capital-market viable.<\/p>\n<p data-start=\"695\" data-end=\"829\">A property does not become investable merely because capital is available.<br data-start=\"769\" data-end=\"772\" \/>It becomes investable when quality, price and risk align.<\/p>\n<p data-start=\"831\" data-end=\"931\">Selection is therefore not a sign of a weak market.<br data-start=\"882\" data-end=\"885\" \/>It is an expression of increased requirements.<\/p>\n<p data-start=\"933\" data-end=\"1056\">Investors are scrutinising more closely.<br data-start=\"973\" data-end=\"976\" \/>Financiers are examining more strictly.<br data-start=\"1015\" data-end=\"1018\" \/>Buyers are comparing more intensively.<\/p>\n<p data-start=\"1058\" data-end=\"1308\">Projects with unclear demand, excessive rental assumptions, weak third-party usability or non-market prices find it harder to attract capital. This is not necessarily caused by the market. It is often caused by the lack of resilience in the offering.<\/p>\n<p data-start=\"1310\" data-end=\"1398\">Quality does not only mean location or architecture.<br data-start=\"1362\" data-end=\"1365\" \/>Quality means economic viability.<\/p>\n<p data-start=\"1400\" data-end=\"1576\">It is reflected in contracts, income, costs, usability, risk structure and transaction capability.
